Scope is developed for the assignment based on factors including the client, intended use, intended users, property rights appraised, definition of value, effective date, relevant property characteristics, assignment conditions, and available information.
The sales comparison, income capitalization, and cost approaches are considered as applicable. The approaches developed and the weight given to each depend on the property, intended use, scope of work, and available evidence.
A market rent study develops an opinion of market rent using information relevant to the assignment. The analysis may consider comparable leases, asking rents, lease structure, concessions, expense responsibilities, tenant improvement allowances, term, options, and market conditions.
Highest and best use analysis considers whether a potential use is legally permissible, physically possible, financially feasible, and maximally productive. When appropriate, the property may be considered as though vacant and as improved. The analysis is not a legal, zoning, architectural, or engineering opinion.
A Restricted Appraisal Report may be suitable when the client is the only intended user, subject to the intended use, assignment requirements, client requirements, and applicable standards. It contains less detail than an Appraisal Report but must still be supported by the appraiser’s analysis and workfile.
